Monthly vs Yearly Villa Rental in Bali: Costs, Contracts and What to Check

How the two options really compare on price, flexibility and paperwork – and the questions to ask before you pay.

The short answer

Rent monthly if you are new to Bali, not sure which area suits you, or staying under about six months. Rent yearly once you know the area and want the best price per month – but be ready to pay a large amount upfront.

Many of our clients do both: they start with one or two months in an area like Pererenan or Canggu, get to know the streets, and then sign a yearly lease on a villa they have actually lived near.

How much cheaper is yearly?

There is no official rent register in Indonesia, so the best guide is asking prices from live listings. Ask Dalam, which tracks villa listings across Bali, reported on 22 October 2026 that a 2-bedroom villa in Canggu asks a median of about IDR 35 million a month on a monthly lease, but about IDR 22.9 million a month on a yearly lease. In Uluwatu the same source shows about IDR 35 million monthly against about IDR 23.8 million a month on a yearly lease.

In other words, the yearly price per month was roughly a third lower in both areas. These are asking prices, not agreed deals, and every villa is different – but the direction is clear.

Our own listings show the same pattern. A pet-friendly 1-bedroom pool villa in Tumbak Bayuh is IDR 18 million per month or IDR 180 million per year – ten months of rent for twelve months of living. A modern 3-bedroom villa in Pererenan is offered at IDR 325 million per year.

Who should choose which

How payment usually works

Every owner sets their own terms, so treat these as what is common, not as rules. Your assistant confirms the exact terms in writing for each villa.

What is usually included – and what is not

This is where two villas with the same rent can end up costing very different amounts. Check each item:

As an example, the monthly rent on a 2-bedroom pool villa in Cemagi included cleaning, pool and garden care twice a week, WiFi, trash collection, and drinking water and cooking gas on arrival. On another villa, the same items could be extra.

What a good contract should say

Ask for a written agreement in English (or both English and Indonesian) before you pay. It should clearly state:

If you are paying a large yearly amount, ask to see proof that the person you pay is the owner or the owner's authorised representative. We do this check on every villa we list.

Visas and reporting your stay

A villa lease does not give you the right to stay in Indonesia – your visa does. Check the rules for your situation on the official Directorate General of Immigration website (imigrasi.go.id) before you commit to a year.

Indonesian immigration also requires foreign guests' stays to be reported (the "APOA" foreigner-reporting system run by Immigration). Ask your owner or assistant how this is handled for your villa.

Do I have to pay a yearly villa rent upfront in Bali?

Paying the full year upfront is common, but each owner sets their own terms. Some accept split payments, so it is worth asking.

Dates, rent and payment schedule, the deposit and how it is returned, what is included, who pays for repairs and utilities, and rules on early termination and renewal.
